The site of the new AXA headquarters is located between the Place du Trône and the Porte de Namur, and between Rue de la Pépinière and Boulevard du Régent (in Brussels). The A2RC Architects firm worked on a group of three buildings to create from them a single unit. Inside, some new ways of working have been established in an atrium of two quite amazing floors.

Le site du nouveau siège d’AXA se trouve entre la place du Trône et la Porte de Namur, et entre la rue de la Pépinière et le boulevard du Régent. C’était pendant tout un temps le site de Tractebel-Electrabel qui ont décidé, eux, d’aller s’installer au quartier Nord dans trois nouvelles tours et ont libéré les lieux qu’ils avaient entre temps vendus à AXA Real Estate.
A germé, chez eux, l’idée de transférer le siège du boulevard du Souverain – qu’ils avaient vendu en leur temps à Cofinimmo – vers le centre-ville pour se rapprocher des gares et permettre à leur personnel d’être plus près de la vie.
Et donc, ils nous ont commandé une pré-étude sans savoir s’il était décidé définitivement de transférer le siège d’AXA ; une pré-étude pour voir ce que l’on pouvait faire pour y mettre un siège pour AXA. Ils nous laissaient entendre de manière très simple et très claire que si la décision était prise de faire le siège d’AXA, ils le feraient avec A2RC ARCHITECTS. Mais, par contre, si c’était un bâtiment de promotion, ils le continueraient avec le premier architecte, qui avait lui gagné un concours, je pense.
Pour nous, c’était faisable pour peu qu’on démolisse un des trois bâtiments. Alors évidemment, il était hors de question de démolir le bâtiment place du Trône. Il n’était pas question non plus de démolir le bâtiment qui était plus près de la place de la porte de Namur car il était bien construit, il n’était pas très ancien. Par contre, le bâtiment de liaison qui était entre les deux, les dalles n’étaient pas fantastiques, le système portant non plus. Donc, on a décidé de détruire ce bâtiment-là de manière à pouvoir, d’une part, mettre les niveaux de plain-pied sur les trois bâtiments, quasiment en tout cas, et deuxièmement, de pouvoir créer des reculs par rapport au front bâti puisqu’une de nos volontés, et d’AXA aussi, était de créer des jardins dans leur futur siège.
En démolissant les façades, en conservant les dalles intérieures et les structures intérieures, en agrandissant certains atriums, on a réussi à jouxter les trois bâtiments en ayant d’une part (côté porte de Namur) un carré ouvert avec un jardin ouvert plein ciel. Et le même carré, mêmes dimensions, avec un atrium dans le bâtiment Trône, lui couvert par une verrière au niveau de la toiture. Entre les deux, on a construit un bâtiment tout à fait contemporain sans colonne, avec une portée de 18 mètres permettant d’être recyclé, comme on voudrait, un jour ou l’autre, parce que nous pensons chez A2RC que la vie va beaucoup plus vite que la structure construite de l’immobilier et qu’il faut prévoir des bâtiments qui sont recyclables et qu’on ne doit pas toujours tout démolir. On peut recycler.
Les façades ont été travaillées dans deux sens. D’une part avoir des façades très efficaces au niveau de l’éclairement puisque je pense aussi que la lumière fait partie de la qualité de la vie mais en étant aussi très performant au niveau de l’ensoleillement. On a créé des façades avec des passerelles en caillebotis qui permettent le nettoyage coté boulevard du Régent, une exostructure métallique qui nous permet d’unifier l’ensemble de ces trois bâtiments n’en faisant qu’un seul. L’idée est que le bâtiment Trône en pierre voit sa prolongation dans la rue de la Pépinière mais aussi sur la façade du nouveau bâtiment central d’AXA, le bâtiment d’entrée avec la même pierre. C’est vraiment la même pierre ! Là, on a retrouvé les mêmes lits de pierre qui viennent se marier. L’exostructure se marie sur le bâtiment côté porte de Namur, le bâtiment central et devrait se prolonger sur la surélévation du bâtiment Trône.
Ce bâtiment est un bâtiment de bureaux très étonnant puisque son rez-de-chaussée et son premier étage sur la totalité de la longueur du bâtiment sont constitués d’un forum. Forum qui est la nouvelle manière de travailler. New way of working. Où on peut manger, se réunir et travailler. Ça représente 4000 m2, c’est assez extraordinaire à voir parce que c’est un grand espace avec des îlots de nourriture, un grill, un salad bar, un coffee corner, des salles de réunion ouvertes, fermées,…
Je dois dire que quand on l’a vu en images de synthèse, parce que tout a été modélisé complètement dans tous les sens : on l’a vu en maquette, on a fait des maquettes intérieures, des maquettes externes,… mais, quand je le vois en vrai, je trouve que c’est vraiment fantastique et, ce qui est extraordinaire, c’est qu’on a un client qui nous a suivis, qui nous a permis de dessiner ça pour eux mais pour nous aussi car c’est vraiment une expérience de pouvoir faire un siège de société, très différent de faire un bâtiment dont on ne connaît pas l’utilisateur final.

The site of the new AXA headquarters is located between the Place du Trône and the Porte de Namur, and between Rue de la Pépinière and Boulevard du Régent. It had for a long time been the site of Tractebel-Electrabel. They decided to relocate to the Northern District in three new towers, and free up the places that they had in the meantime sold to AXA Real Estate.
AXA formed the idea of transferring their headquarters from Boulevard du Souverain – that they had sold at the time to Cofinimmo – to the city centre to be closer to the stations and enable their employees to be closer to everyday life.
Without knowing if it had definitely been decided to move AXA’s headquarters, they commissioned a pre-study to look at how to AXA’s headquarters might be established there. They made it very clear to us, and very simply, that if the decision was taken to do the AXA headquarters, they would do it with A2RC ARCHITECTS. But if not, if it was to be a promotional building, they would continue it with the first architect, who had won a competition, I believe.
We thought it was quite feasible if one of the three buildings was demolished. Of course, it was out of the question to demolish the Place du Trône building. It was also out of the question to demolish the building which was closest to the Porte de Namur square as it was well constructed and it was not very old. On the other hand for the connecting building which was between them both, the floor slabs were not fantastic, and neither was the load-bearing system. So we decided to destroy this building so that firstly we could put the three buildings on the same level, almost anyway, and secondly create some retreats away from the front of the building. One of our objectives, and also one of AXA’s, was to create gardens in their future headquarters.
By demolishing the façades, preserving the interior floor slabs and structures, and enlarging a few atriums, we succeeded in adjoining the three buildings and having on the one hand (on the Porte de Namur side) an open square with an open-air garden. And then the same square, with the same dimensions, with an atrium in the Trône building, covered with a skylight at roof level. Between them both, we constructed a completely contemporary column-free building, spanning 18 metres, that can be recycled, whenever this might be desired. We believe at A2RC that life goes much more quickly than the real estate structure, and that we should plan for recyclable buildings that don’t always have to be completely demolished. We can recycle them.
The façades were worked on in two ways. Firstly to achieve very efficient façades in terms of lighting, as I also think that light contributes to the quality of life, but which are also very efficient in terms of sunlight. We created façades with duckboard walkways, that allow cleaning on the Boulevard du Régent side. The metallic exostructure allows us to join up this group of three buildings and make them into just one. The idea is that the stone Trône building sees itself extended into Rue de la Pépinière, and also on the façade of the new central AXA building. This is the entrance building and is really in the same stone. We found stone from the same beds that matches. The exostructure blends with the building on the Porte de Namur side, the central building, and should be extended to the Trône building’s elevation.
This building is a quite amazing office building. Its ground floor and first floor along the whole length of the building are in the form of a forum. A forum that is the new way of working. Where you can eat, meet and work. With an area of 4000 square metres, it’s quite extraordinary to see such a large space with food blocks, a grill, a salad bar, a coffee corner, meeting rooms both open and closed…
We saw it first as computer-generated images. And everything was modelled: we made interior models, exterior models… But when I see it for real, I think it’s really fantastic. And what is extraordinary, is that we have a client who went along with us, who let us design this for them. For us too, it’s really an experience to be able to do a company headquarters. It’s very different from doing a building when you don’t know who the final user will be.
