Le projet Rout Lëns s’inscrit dans la reconversion exemplaire d’un ancien site sidérurgique d’ArcelorMittal, exploité entre la fin du XIXᵉ siècle et 1977, au sud-ouest d’Esch-sur-Alzette. Longtemps laissé à l’abandon, ce territoire industriel chargé d’histoire devient aujourd’hui un laboratoire de transition écologique et urbaine, porté par le développeur IKO Real Estate en collaboration avec les autorités publiques luxembourgeoises. Le projet conserve la mémoire industrielle du lieu tout en lui offrant une nouvelle vocation, tournée vers l’habitat, la qualité de vie et la durabilité.
Pensé comme un laboratoire de la transition écologique, Rout Lëns place l’environnement au cœur de son développement : limitation de l’empreinte carbone, réemploi du bâti existant, production d’énergie renouvelable, mobilité douce et intégration généreuse d’espaces verts. Une première phase de développement est actuellement en cours, en collaboration avec LEKO, spécialiste de la construction modulaire en bois. Baptisée D’Haus, cette première réalisation est orchestrée par l’architecte Tatiana Fabeck et incarne pleinement la philosophie du projet : une architecture sobre, évolutive et biosourcée, capable de répondre aux enjeux contemporains du logement tout en réconciliant mémoire industrielle et futur durable.

The Rout Lëns project is an emblematic example of the environmental transformation of an industrial brownfield in southern Luxembourg, in the city of Esch-sur-Alzette. The site, formerly occupied by ArcelorMittal’s steelworks from the late 19th century until 1977, played a key role in the industrial history of the region. Long abandoned, it is now being reimagined as a new sustainable and inclusive urban district by IKO Real Estate, in close collaboration with public authorities.
Strongly oriented toward environmental performance and circular construction, Rout Lëns aims to become a low-carbon neighbourhood, combining energy efficiency, renewable energy production, soft mobility and generous green spaces. A first development phase is currently underway in partnership with LEKO, a company specialised in modular timber construction. This initial project, called D’Haus, is designed by architect Tatiana Fabeck and embodies the ambitions of the district: prefabricated wooden structures, reduced construction impact, flexibility of use and a strong focus on sustainable living. Through Rout Lëns, the former steel site is transformed into a living laboratory for ecological urban regeneration, where industrial heritage and environmental innovation come together to shape the city of tomorrow.
