C&T’s RESIDENCE, Brussels – Belgium

À Bruxelles, C&T’s Residence transforme une maison mitoyenne existante en une habitation familiale généreuse, lumineuse et basse énergie. Plutôt que de repartir de zéro, le projet choisit de travailler avec le bâti existant, ses qualités comme ses contraintes, pour lui offrir une nouvelle vie.

La maison est réorganisée dans une séquence qui relie progressivement la rue au jardin. De nouvelles ouvertures, plus généreuses et soigneusement cadrées, permettent à la lumière naturelle de pénétrer profondément dans les espaces intérieurs. À l’arrière, une extension de plain-pied redéfinit la relation avec le jardin. Une pièce polyvalente, abaissée au niveau naturel du terrain, prolonge la maison vers une terrasse intérieure et crée un véritable seuil habité entre intérieur et extérieur. À l’étage, les espaces de vie s’ouvrent largement vers le jardin, tandis que la façade côté rue maintient un lien fort avec le quartier.

La rénovation repose également sur une réflexion approfondie autour des matériaux, menée en collaboration avec Natura Mater. Le réemploi est privilégié chaque fois que cela est possible. Lorsque de nouveaux matériaux sont nécessaires, le choix se porte sur des solutions biosourcées, locales et saines : fibre de bois, liège, isolants à base d’herbe ou de chanvre, enduits d’argile et de chaux, panneaux intégrant des matières recyclées ou encore bois d’origine locale.

Cette démarche vise autant à réduire l’impact environnemental du chantier qu’à améliorer la qualité de vie dans la maison : qualité de l’air intérieur, régulation de l’humidité, confort acoustique et durabilité des matériaux.

Les performances énergétiques font ainsi partie intégrante de l’architecture. Enveloppe renforcée, ventilation avec récupération de chaleur, pompe à chaleur, panneaux photovoltaïques, protections solaires extérieures et récupération des eaux de pluie complètent le dispositif.

Plus qu’une simple rénovation, C&T’s Residence cherche ainsi à tirer davantage de ce qui existe déjà : davantage de lumière, de confort et de liens entre la ville, la maison et le jardin.

In Brussels, C&T’s Residence transforms an existing terraced house into a generous, light-filled, low-energy family home. Rather than starting from scratch, the project works with the existing building, embracing both its qualities and its constraints to give it a new lease of life.

The house is reorganised around a sequence that gradually connects the street to the garden. New, more generous and carefully framed openings allow natural light to penetrate deep into the interior spaces. At the rear, a single-storey extension redefines the relationship with the garden. A multipurpose room, lowered to the natural level of the site, extends the house towards an interior terrace and creates a genuine inhabited threshold between inside and outside. Upstairs, the living spaces open widely onto the garden, while the street-facing façade maintains a strong connection with the surrounding neighbourhood.

The renovation is also based on an in-depth reflection on materials, developed in collaboration with Natura Mater. Reuse is prioritised wherever possible. When new materials are required, preference is given to bio-based, local and healthy solutions: wood fibre, cork, grass- or hemp-based insulation, clay and lime finishes, boards containing recycled materials, and locally sourced timber.

This approach aims not only to reduce the environmental impact of the renovation, but also to improve the quality of life within the house through better indoor air quality, moisture regulation, acoustic comfort and long-term material durability.

Energy performance is therefore fully integrated into the architecture. An upgraded building envelope, heat-recovery ventilation, a heat pump, photovoltaic panels, external solar shading and rainwater reuse complete the strategy.

More than a simple renovation, C&T’s Residence seeks to make more of what is already there: more light, more comfort and stronger connections between the city, the house and the garden.
